Miami-based Saglo Development Corp. this week closed on its fourth shopping-center acquisition since October.
The commercial real estate firm acquired a 160,391-square-foot shopping center in Roswell, Georgia, a suburb of Atlanta. The property is anchored by Kohl’s and Michaels Stores, and is 96% occupied.
Hue Chen, president of Saglo Development, said the company typically buys shopping centers that have what used to be called "daily needs" retail, but since the pandemic, is commonly referred to as "essential" retail: grocery stores, discount retailers, medical businesses and quick-serve restaurants.
Saglo Development in April launched a $40 million fund that was completely subscribed to within a month-and-a-half, Chen said. Leaders at the company expected it would take a year to complete the fund. The hope is to buy another two or three shopping centers in the next six to nine months.
Saglo's entire current portfolio is in Florida and Georgia, in large part because of population.
"Population growth is the greatest fuel for the prosperity of retail," Chen said. -
