The latest HousingAnywhere International Rent Index (Q1 2025) reveals a 0.8% annual increase in European rental prices, signaling a moment of stabilization after years of continuous growth. However, trends vary significantly across property types and cities: - 📉 Apartment rents fell by 2.9%, with Prague (-21.9%), Budapest (-15.8%), and Munich (-15.3%) seeing the largest declines. - 📈 Room rents increased by 2.2%, with Rome (7.5%), Madrid (7.3%), and Düsseldorf (6.7%) leading the way. - 📈 Studio rents rose the most, by 3.7%, with Florence (14.3%), Valencia (12.6%), and Madrid (11.1%) experiencing the sharpest increases. 💬 Antonio Intini, CEO of HousingAnywhere, explains: “The rental market is offering some temporary relief to tenants who have faced continuous rent hikes in recent years. The gap between rent prices and tenants' asking prices is closing… but why? Our latest Rent Gap Monitor highlights a key trend: tenants have been consistently adjusting their rental expectations to align with the evolving market in 2024. 📈 In Q4 2024, the maximum rent price set by tenants when looking for their new home online rose by 9.3%. 🏡 Meanwhile, rent prices kept growing through the year but at a slower pace than before. The yearly increases registered in every quarter only ranged from 3.6% to 4.2%. These two factors combined led to a narrowing of the gap between asking rents and tenant expectations. Our 2024 data reveals some surprising priorities: 💰 Affordability comes first: Accommodation type and maximum rent remain the most-used filters. 🐶 Pet-friendly living: Over a quarter of tenants who use filters in their rental search (27.6%) prioritize homes that welcome their furry companions. 🏞️ Outdoor spaces: Balconies and terraces are equally popular (27.4%), making them top must-haves for many movers. 🧺 Washing machines top the list: Nearly 79% of users agree—a washing machine is essential for any home. 📊 Regional trends: - Heating is a must for tenants relocating from Spain (52.2%), Italy (44.5%), and Portugal (38.9%). - Air conditioning takes the spotlight in the Netherlands, with 45.6% of users listing it as a key amenity.
